How much will my dream holiday home cost to keep?

One of the most common questions we receive is 'how much does it cost to keep a holiday home and what are the site fees?'

The truth is, these running costs will vary hugely depending on the park you choose, as well as the size of your perfect holiday home. As with owning any home, there are running costs to consider with holiday home ownership. These include annual site fees, licences, local rates, gas, electricity and insurance. However, purchasing a holiday home does not require Stamp Duty to be paid, so no 5% premium for a second home. In addition, a holiday home does not require Council Tax to be paid, so no 100% premium for your additional property. To make things as clear as possible, we list the common costs you can expect with holiday home ownership.

How much are site fees?

Site fees depend on your park location as well as varying across each of our parks. These start from £5,422* per year and cover maintenance and security, as well as your entrance to all the park venues and facilities such as the swimming pools and entertainment. Rates are billed annually and include items such as refuse collection, local rates, water and wastage

Alongside this, site fees cover the right to site your holiday home on our park. Other things are included in your site fees too, like grass cutting and general park upkeep. You’ll find full details for your park during your VIP visit.

Our Holiday Home Ownership Team will always be on hand to help and we make every effort to ensure full transparency with regards to pricing and fees, with no hidden extras to surprise you.

All site fees displayed on our website are reflective of the normal rate of VAT (20%) being applied. 2025/2026 site fees are included pro-rata in all new customer purchases. The price of the holiday home has no reflection on the VAT rate of site fees

Licences

All new holiday homes will come with a 20 year licence. If you purchase one of our company pre-owned caravans, we will issue a licence period depending on its age and condition. Typically these licences will range from 12 to 18 years.

Our luxury lodges tend to come with a 30 year licence, but again this is dependent on the size and specification of the lodge purchased. Lodges on our exclusive development, Jubilee Gardens, receive a 40-year licence.

You can upgrade your holiday home with us at any point. This is very similar to part exchanging your car and we would be more than happy to offer a part exchange value against a holiday home with us. When you do this, you will be issued a new site licence with your new holiday home, depending on its age and factors mentioned above. Want to know more? Find out about part exchanging with us today.

Running Costs

Much like in your home, electricity and gas is all metered. This means that these costs will vary seasonally and depending on how often you make use of your holiday home.

Thankfully, all our lodges and caravans come with double glazing as standard which helps to retain the heat and keep your heating costs low!

Our Holiday Home Ownership Team are on hand to help with siting and installation of your holiday home on our park, including connecting all mains and other services.

    Our Locations
  • Our Merley Court park now offers Residential Licences, so if you are looking for a park home that you can live in all year round, please get in touch here.

    All our other parks have holiday park licences, therefore they cannot be used to live on (Residential), but you can mainly come and go as and when you like during the 10 - 11 months (depending on the park) we are open. Our parks are subject to a 56 day maximum length of stay, with at least 7 days where you will need to be off park prior to returning. Typically, our parks are closed early January to early February.

  • Sure thing! You can either fill out this form or call our office on 0800 0846791 to arrange a visit. We are currently only accepting visits by appointment only, in order to manage numbers and help us keep you safe whilst social distancing. We kindly ask that as per Government guidelines you ensure that face coverings are worn whilst in our ownership offices and on your park tour.   • We find that more and more purchasers now are not just only thinking of how the holiday park could work for them but also for their children, grandkids and friends. You will receive Ownership passes that can be allocated to these so they can either come and visit you when you are at your holiday home or use it when you are busy and cannot make it down.

  • Our holiday home caravans and lodges are a lifestyle option and are intended to be enjoyed over an extended period of years, we would never recommend a buyer to proceed if they intended to re-sell the holiday caravan after only a brief period, as it would be very unlikely that you would achieve the price paid initially, similar to that when purchasing a new car.
